Step 1: Speak with an Owner Consultant
The first step is to contact STAYās Owner Consultant team. They explain the service, review your property to confirm itās a good fit for the STAY portfolio, and provide a personalised management fee proposal.
Step 2: Agreement and onboarding
If you decide to move forward, a management agreement is signed. STAY then completes an initial property inspection and shares a clear checklist of any required equipment or improvements needed to meet guest-ready standards.
Step 3: Launch and go live
While the property is being prepared, STAY builds and optimises your online presence, professional photography, high-converting listing creation, and distribution across major booking platforms. The goal is to have the property live and generating bookings as soon as possible.
Step 4: Full management and performance optimisation
Once live, STAY manages everything included in the agreement: multi-channel listing management, dynamic pricing for maximum revenue, guest screening and communication, 24/7 guest support, and day-to-day operations such as housekeeping coordination, maintenance management, and quality control. Owners receive clear support and visibility, while the property is protected and consistently maintained to a high standard.

How much are STAY management Fees and are there any additional charges that come as extra except your commission?
STAYās management fee is a single, all-inclusive commission designed to cover the essential services required to run a high-performing shortāterm rental to a professional standard. The goal is simplicity and transparencyāno hidden fees and no āextrasā added later for core management tasks.
The exact commission is tailored per property and is typically based on factors such as location, property type, number of bedrooms, risk/complexity, and the level of amenities and operational requirements.

Not every propertyāor every owner goalāis the right fit, and we prefer to be clear early.
Once onboarded, STAY delivers endātoāend management with local operational support: professional presentation, broad distribution, dataāinformed pricing, structured quality control (inspections and turnover standards), maintenance coordination, and responsive guest support. The outcome is a smoother operation, stronger and more reliable performance over time, without the dayātoāday workload for the owner.
What are the qualifications that my property should meet in order for the company to take over its management?

STAY manages entire homes (apartments, villas, and houses) and, in selected cases, buildings/hotels or residential complexes, across Cyprus.
To take over management, a property must meet minimum guest-ready standards so it can perform in the shortā and midāterm rental market and maintain consistent quality. In simple terms, we look for a home that is:
- In good overall condition (no major damage or unresolved issues)
- Operationally ready (reliable utilities, working appliances, strong WiāFi, A/C where applicable)
- Properly equipped and furnished to a modern standard (or can be upgraded to meet it)
- Safe and compliant with basic safety requirements and the ability to operate legally where required
- A good fit for our operating areas and service model, including owner expectations that align with professional shortālet standards
If a property has strong potential but needs improvements, weāll be transparent upfront and advise whatās worth upgrading to reach the required standard. Owners can furnish and equip the property themselves, or STAY can support the setup by providing a clear equipment checklist and guidance (and, where agreed, helping coordinate furnishing and upgrades).

How much my property will make?
It depends on the propertyās location, type, size (bedrooms), condition/amenities, and seasonality, plus how itās positioned and priced in the market. Because of that, the most accurate way is to run a quick assessment.
You have two options:
- STAY Estimate Express (Free): a fast, accurate high-level estimate based on city/area, property type, and bedrooms, with a suitability score and projected income range.
- STAY Pro Revenue Assessment (Paid ā 0.15% of property value): a detailed, personalised report using your propertyās specific features and market data, including monthly pricing guidance and worst/average/best income scenarios (delivered within 72 hours).
What is full-service shortāterm rental management?
Full-service shortāterm rental management means one professional team coordinates the entire rental process on your behalfāfrom preparing and launching the listing to managing dayātoāday operations and guest support.
With STAY, this typically includes property onboarding and setup guidance, professional listing creation and marketing, multiāchannel distribution, dynamic pricing and revenue optimisation, guest screening and communication, checkāin support, cleaning and linen coordination, maintenance handling, and ongoing quality control. Unlike partial services (e.g., only advertising or only housekeeping), full-service management gives owners one point of contact and a single, structured operation focused on consistent standards, better performance, and protecting the propertyāwithout the dayātoāday workload.
How can I insure my property for shortā / midāterm renting?
Insurance is a key concern for most owners. With STAY, your property is managed with a protection-first approach, and owners can benefit from specialised shortāterm rental insurance solutions through our partner network. In addition, STAY provides a content protection program for homeowners, designed to help safeguard movable items against guest-caused issues.
Are there restrictions on how often I can use my home?
Your vacation home isāfirst and foremostāyours. Youāre welcome to reserve your home for personal stays whenever youād like, provided (of course!) that you honor any guest reservations that are already on your calendar. Other than that, STAY doesnāt place any restrictions on how often you can visit or how long you can stay. To block out your travel dates, simply reserve them in your online owner account or just inform us and we will do it for you.

Do I have to sign a long-term contract?
As your short-term rental partner, weāre here to stay. And we hope you are, too. We believe in earning your long-term confidence, not locking you into an ironclad contract. You can cancel your agreement with STAY at any time, with 30 daysā notice. Weāll just need to honour any reservations that were booked for your property before the termination of your contract
Does STAY manage Airbnb?
Yes. STAY manages your Airbnb listing as part of our full-service shortāterm rental management.
But Airbnb is only one channel. To maximise occupancy and reach the right guests yearāround, we also advertise your property across 50+ platforms and partner channels, including sites that support short stays, midāterm, and monthly rentals. This broader distribution helps keep your calendar active across different seasons and demand patterns.
